HMOs

HMOs (house in multiple occupation – is a property which is rented by three or more tenants who aren’t part of the same household) are very lucrative, but notoriously difficult to manage.  We are very experienced in the pitfalls of HMOs and have the vetting process of tenants down to a fine art.

LHA rates

LHA rates are provided by the Valuation Office Agency (VOA) Rates are set annually and apply from 1 April to 31 March of the following year. Different rates apply to different areas. The VOA have created Broad Rental Market Areas (BRMAs) which they use to examine rent levels in that area to decide the LHA rates for different accommodation sizes. We make it our business to be kept abreast of any changes and always achieve full rates or higher (RSL) subject to property type. Check rates by postcode here.

Monthly inspections

Regular visits are a crucial part of the service we provide. Ensuring that all Health & Safety regulations are adhered to, checking on the condition of the property and inspecting the work of our maintenance crew are all part of the service.

Fire certificates

Ensuring your premises are compliant with Fire Safety legislation is essential. It provides the tenants with preventative measures, evacuation procedures and fire escape plan.

HMO license

As a landlord you are required to obtain a HMO licence from the council for a shared home and you could get an unlimited fine for renting an unlicensed HMO.

According to the government, your property is defined as a HMO if all of the following apply:

  • it is rented to 3 (sometimes 4 or even 5 depending on borough) or more people who form more than 1 household
  • some or all tenants share kitchen facilities, bathroom, toilet
  • at least 1 tenant pays rent (or their employer pays it for them)

Among other things, to obtain a HMO licence, you will need to do the following:

  • send the council an updated gas safety certificate every year
  • install and maintain interlinked smoke alarms
  • provide safety measures (like fire proof doors etc) and certificates for all electrical appliances when requested
  • Sometimes even a auto mist system (sprinkles system)
